To support the Matanuska-Susitna Borough’s acquisition of a 73,000 sq. ft. facility, BCE was contracted to provide a detailed architectural assessment of the property’s condition. The assessment provided critical insight into existing risks, liabilities, and maintenance requirements, along with a detailed table of life-cycle maintenance costs, prior to purchase. BCE’s scope covered all major building systems, elevators, structural components, building envelope, interior finishes, HVAC and boiler systems, plumbing, electrical, fire suppression, elevators, security and alarm systems, and ice rink infrastructure. Additional evaluations addressed parking lot, site grounds, accessibility and ADA compliance, safety conditions, and general environmental factors. As part of our environmental due diligence, BCE completed a Phase 1 Environmental Site Assessment in accordance with ASTM Standard E1527-21. This included identification of recognized environmental conditions (RECs) on the subject and adjoining properties, analysis of historical and surrounding land uses, and a review of regulatory compliance records to determine environmental risks. The final report equipped the Borough with the critical documentation needed to make informed decisions while meeting regulatory and planning requirements for the proposed acquisition.
